HOUSE RULES

1. Booking and Payment

All bookings are subject to availability and confirmation. A deposit may be required to secure your reservation, with the remaining balance due prior to arrival. Failure to complete payment may result in cancellation of the booking.

2. Cancellation Policy

Cancellation terms will be specified at the time of booking. Refunds, if applicable, will be processed according to the agreed cancellation policy. We strongly recommend that guests obtain travel insurance to cover unforeseen circumstances.

3. Check-in and Check-out

Check-in and check-out times will be communicated prior to arrival. Early check-in or late check-out may be possible upon request but cannot be guaranteed and may incur additional charges.

4. Security Deposit

A refundable security deposit may be required. This deposit covers any damage, excessive cleaning, or breach of these rules. The deposit will be returned within a reasonable time after departure, provided no issues are identified.

5. Use of Property

The property is to be used solely for residential purposes. Only the number of guests stated in the booking is allowed to stay overnight. Subletting or transferring the booking is not permitted.

6. Guest Responsibilities

Guests are expected to treat the property with care and respect. Any damage or issues must be reported promptly. The property must be left in a reasonable condition upon departure.

7. Noise and Disturbance

Guests must respect neighbours and avoid excessive noise, especially during nighttime hours. Parties or events are not allowed unless explicitly approved in advance.

8. Smoking and Pets

Smoking inside the property is strictly prohibited. Pets are not allowed unless agreed upon in advance.

9. Liability

Guests stay at the property at their own risk. The owner is not responsible for accidents, injuries, loss, or damage to personal belongings during the stay.

10. Maintenance and Force Majeure

While we strive to ensure all facilities are in working order, we cannot guarantee uninterrupted access to utilities or services. We are not liable for circumstances beyond our control, including but not limited to natural events, government restrictions, or infrastructure failures.

11. Complaints

Any complaints must be reported as soon as possible during the stay to allow us the opportunity to resolve the issue. Complaints raised after departure may not be considered.

12. Right to Refuse Service

We reserve the right to refuse or terminate a booking if these rules are violated, without refund.

13. Changes to Terms

We reserve the right to update these Rules & Conditions at any time. The version applicable to your stay is the one in effect at the time of booking.

GOOD TO KNOW

DURING YOUR STAY

1. Key Holding Service

Meet and greet services are available between 09:30 and 20:00.

Arrivals outside these hours will incur an additional charge of €20. This fee must be paid in cash directly to the Key Holder upon arrival and collection of the keys.

2. Faults and Damages to the Property

The guest is responsible for reporting any defects, faults, or issues relating to the property or its contents within 12 hours of the rental period commencing.

Any breakages or damages occurring during the stay must be reported immediately to the Key Holder or the company responsible for managing the property.

All damages will be assessed, and the guest will be charged for:

repair or replacement costs,

any associated labour costs,

and any additional time required to resolve the issue.

Payment for damages must be made prior to departure.

Failure to report damages or faults may result in an additional administration fee of €100 being added to the total cost.

3. Cleaning and Laundry Services

The property will be cleaned to an acceptable rental standard prior to arrival, and bed linen will be provided.

If the cleanliness of the property or the condition of the linen is considered unsatisfactory, this must be reported within 12 hours of arrival to the Key Holder or the company responsible for managing the property.

Basic cleaning products are provided at the property for guests to maintain a reasonable level of cleanliness during their stay.

A cleaning and laundry fee of €100 must be paid in cash directly to the Key Holder upon arrival and collection of the keys.

The property must be left in a reasonable condition upon departure. Failure to do so may result in additional cleaning charges.

4. Emergency Services

For emergency call-outs caused by guest negligence, a fee of €30 will be charged directly to the guest.

Examples include, but are not limited to:

locking yourself out of the property,

lost keys,

or misuse of property equipment.

This fee must be paid directly to the Key Holder at the time of assistance.
